Mortgage Interest Relief — money back at tax time 💰

The single most under-used benefit in Guyanese homeownership.

Under Section 28 of the Income Tax Act, if you are a first-time homeowner living in your own home, the interest you pay on your mortgage can be deducted from your taxable income. In June 2026 the ceiling was doubled: the relief now covers home loans of up to G$30,000,000 — and first-time homeowners can deduct the full interest paid.

💡 Shop the tiers, not the slogans: on a G$15M loan, Citizens' 3.70% and Republic's tier structure can beat a bank whose "from" rate looks lower but caps out at G$4M. Bring the numbers from this calculator to at least three banks and let them compete for you.

Budget 2026 raised the low-income mortgage ceiling from G$20M to G$30M and put G$150B into housing. Rates change — always confirm the current rate and your qualifying tier with the bank before signing anything.

Residential tiers: first G$850,000 exempt · 3% on the next G$400,000 · 5% on the next G$500,000 · 7.5% on the balance. Transport (Deeds Registry, the older Roman-Dutch system, common in Georgetown and on the coast) and Certificate of Title (Land Registry / Torrens, common in newer housing schemes) carry different duties and extra costs — Transport also needs Official Gazette and newspaper advertisements. Your attorney gives the exact figure.

The road to your keys 🔑

  1. Count the cost first. Use the calculator above; aim for a monthly payment no more than a third of your household income.
  2. Get pre-qualified. Take job letter, payslips, TIN, and ID to the bank — know your ceiling before you shop.
  3. Find the property & agree the price. Check whether it is Transport or Certificate of Title land.
  4. Hire your attorney. They search the title, prepare the agreement of sale, and carry the transfer through the Registry.
  5. Bank valuation & approval. The bank values the property and issues the loan commitment.
  6. Pay closing costs, sign, transfer. Stamp duty, fees, and the Registry process (Transport passes before a judge).
  7. Claim your Mortgage Interest Relief every single year with GRA. That is your money.
