Guyana banks, Guyana dollars, 2026 rates. Know your monthly payment before you walk into the bank.
Switch banks — same loan, every bank 🏦
Ranked by monthly payment at each bank's published 2026 tier for this loan size. "From" rates — your final offer depends on your profile; confirm with each bank.
The single most under-used benefit in Guyanese homeownership.
Under Section 28 of the Income Tax Act, if you are a first-time homeowner living in your own home, the interest you pay on your mortgage can be deducted from your taxable income. In June 2026 the ceiling was doubled: the relief now covers home loans of up to G$30,000,000 — and first-time homeowners can deduct the full interest paid.
| Rule | What it means for you |
|---|---|
| Loans up to G$30M qualify | Covers most first homes in Guyana today |
| Must be your first home | Investment / rental properties do not qualify |
| You must live in it | Personal residence only |
| Claimed through GRA | File it with your annual income tax return |
Every year when you file, the interest you paid comes back to you as a smaller tax bill — more disposable income in your pocket. Keep your bank's yearly mortgage-interest statement and hand it to GRA with your return.
The market moved hard in 2026 — commercial banks now compete below NBS for new loans.
| Lender | Rate (from) | Notes |
|---|---|---|
| GBTI | 3.50% | New structure effective May 1, 2026; 3.50% up to G$4M |
| GBTI Advantage | 3.00% | Lowest published rate in Guyana — multi-product customers, up to 50 basis points off |
| Citizens Bank | 3.50% | April 2026 cuts: 3.50% ≤G$10M · 3.70% ≤G$20M · 4.95% ≤G$30M · 5.00% ≤G$50M · terms up to 35 years |
| Republic Bank | 3.50% | 3.50% up to G$9M · "Mortgage Move" (May 2026): 4.70% for G$20–40M with zero negotiation & attorney fees · 5% up to G$60M, no residential ceiling |
| Demerara Bank | 3.50% | 3.50% up to G$4M · housing ceiling raised G$30M → G$40M at 5% |
| Scotiabank | 4.00% | Promotional rates from 4% + 3% cash back |
| New Building Society (NBS) | 5.00% | New maximum G$30M; the traditional mortgage house |
| Bank of Baroda | 6.80% | Low-income housing loans up to G$2M |
💡 Shop the tiers, not the slogans: on a G$15M loan, Citizens' 3.70% and Republic's tier structure can beat a bank whose "from" rate looks lower but caps out at G$4M. Bring the numbers from this calculator to at least three banks and let them compete for you.
Budget 2026 raised the low-income mortgage ceiling from G$20M to G$30M and put G$150B into housing. Rates change — always confirm the current rate and your qualifying tier with the bank before signing anything.

Residential tiers: first G$850,000 exempt · 3% on the next G$400,000 · 5% on the next G$500,000 · 7.5% on the balance. Transport (Deeds Registry, the older Roman-Dutch system, common in Georgetown and on the coast) and Certificate of Title (Land Registry / Torrens, common in newer housing schemes) carry different duties and extra costs — Transport also needs Official Gazette and newspaper advertisements.
